About

Cédric Arpin, building inspector

Since 2017, I've inspected properties of every type and age, from century-old houses to recent condos, in Montréal and the surrounding towns.

My specialty is pre-delivery inspection of new construction, so the builder fixes the deficiencies before you take possession.

I follow the same method on every visit, from the roof down to the drain, room by room, without skipping a step. When a detail concerns me (a crack, a water stain, a worn seal), I take the time to find where it comes from before I note it, with a photo.

I work alone: I answer the phone, I do the visit and I sign the report.

Questions

Before you book

Do you inspect all types of buildings, of any age?

Yes. Single-family homes, condos, multiplexes, new builds or century-old houses: I handle every type and every age.

How long does an inspection take?

Allow 2 to 3 hours for a single-family home, a little longer for a plex.

Can I be there during the inspection?

Yes, and I recommend it. I show you what I find and answer your questions on site.

When will I get the report?

In 48 to 72 hours, by email, as a PDF.

My inspection deadline is short. Can you fit me in?

Call me at 514 951-5073. Promises to purchase often allow only a few days, and I plan my schedule around that.
